The pre-construction process is critical to the success of any project we take on in the Lake Norman area.
Our process for taking your custom building project from a Dream-Idea to reality is unlike any other you’ll find in the Carolinas. We’ve developed and continue to optimize a highly systemized approach to every aspect of the custom building process. From lot analysis, to design, through selections, and on to construction and closing… no other custom builder has the expertise, talent or systems, prior to or during construction, or even after completion while you enjoy your new dream home or other custom construction project.
Custom builders, such as ourselves, are still selected based on three criteria – the uniqueness of our designs, quality of workmanship, and price.
Meaningful preconstruction services bring value, potential cost savings, and informed decision-making to the client while eliminating surprises to provide you with a predictable outcome. We take the value analysis process very seriously, thinking outside the box to achieve your goals with your budget and project needs in mind.
Building a Project Team
Most commonly we work from the inception of a project as a part of a team. It always consists of the client, architect and general contractor but frequently adds the landscape architect, engineers (structural, mechanical, civil and lighting), interior designer, and specialty trades such as geothermal or solar designers/installers.
Setting Project Goals
Comprehensive planning from the beginning takes a little more time and money but assures that everyone involved with the project is aligned with the owner’s goals and values. Design charrettes establish goals and explore ways to meet these goals in the most effective and economical manner.
Project Feasibility Studies
When necessary, our contributions in this process usually begin with an overall project assessment. The purpose of the feasibility study is to make sure that the owner’s goals can be realized for the stated budget. No one wants to waste time on working drawings and engineering only to find that a design is unaffordable. A feasibility exploration avoids going down an ineffective path. Site, schedule, budget and green options are examined for maximizing the project’s value. On remodeling or renovation projects, testing diagnostics are employed at the beginning stage to analyze actual performance so as to select the best, and only the best, strategies for improvement.
Setting a Project Budget
Probably the most important service we provide during the design phase is cost estimating. This is typically done several times as the design progresses and is critical in assisting the client to make the best choices while keeping within the stated budget.
Choosing Project Products and Systems
We provide samples sources, data sheets, and technical advice to clients and architects on product and system selections. At every step along the way we establish time frames and deadlines, and create schedules. Schedules are vitally important on many projects, but especially on commercial work. We have a good record of completing projects on time, sometimes even beating the schedule.
So, what does all this mean?
The pre-construction process is critical to the success of any project, and we utilize our best skill, effort and judgment, based on prior experience, to further the interests of the owner in developing their project. Our goal during the pre-construction process is to eliminate surprises once construction begins, and to build the project as timely and cost effectively as possible. This is a collaborative effort between all parties, including the owner, architect, design/build consultants, structural and mechanical engineers and utility companies.
